Our family was referred to James by our realtor out of state...helping us find a new home. James responded quickly and came over to meet with us regarding listing our home. He had a great presentation and many innovative ideas for selling our home. He was very kind and personable so we signed with him right away. Within a couple of days he scheduled photographs and videography...and got us exposure. Within a day of listing we had tons of showings...within a week we had multiple great offers. James is knowledgeable and a go getter!! He knows how to sell houses!! Don’t waste precious time with a realtor who will not get things done!!! Go with James!!

I can not say enough positive things about James Cottrell. He was our relator in 2008 when we bought our home in Beaumont, CA. He was our relator when we sold that same home in November of 2016.
James is very knowledgeable and will communicate with you every step of the way. This was extremely important since we have lived in Washington for the past four years. James took care of everything and we did not need to even fly down at all. He communicated with our property management company and arranged for painters and cleaners.
A neighbor called me about a leaky sprinkler and James immediately took action, went over to the property and shut the water off. A profession took care of the problem the following Monday.
The trait that sets James apart from others is that he empowers his clients. He respects your choices and the fact that buying or selling your home is a major life event.
In a world where so much is about business and profit, James is a Lighthouse beaming light back onto true customer service and in being client centered.

Being a single woman, I was very apprehensive about selling my house. James, however, made the whole process very easy and I was comfortable with his advice and help. Any questions I had he was prepared to answer in terms that I could understand. He was very patient with my sometimes silly questions, but I always was made to feel, by James, that taking care of my questions and my house for sale was his utmost importance. I never felt intimidate or fearful about the proceedings and, in fact, was amazed that James was so efficient and organized. He always went out of the way for me and I really appreciated it!I almost wish I had another house to sell so I could take advantage of James' experience again! James is everything you could hope for as a seller's agent and more. He is extremely personable, knowledgeable, competent, and efficient. He always responded to our texts and emails immediately and he always had the answers and advice we were seeking. He kept in touch regularly as we were preparing to put our house on the market and provided excellent advice on all aspects of the process. Unlike other realtors we have dealt with in past sales, James provided a stager as part of his services, and her services were a real plus in selling our house quickly (we received 6 offers in three days). I’m very happy to give Mr. James Cottrell the best review I can. Due to ‘special & stressful circumstances’ I have doubts that even 1 in 100 realtors would have ‘stuck-it-out’ with me.
This sale was difficult. Yet from the beginning contract to the finishing signatures, more than a year later, James was always happy to explain anything I needed help with; everything was explained and transparent.
This property was in a Trust and nearly in foreclosure - (renters not paying rent)
James was so very knowledgeable and patient with the many ‘issues’ or seeming roadblocks preventing the sale. The eviction process for 5 individual bedrooms- renters refusing to show those bedrooms- renters diligently showing prospective buyers where there was perceived damage (notes taped to walls) or any possible action to prevent a sale (stealing the ‘For Sale’ sign etc) With renters finally evicted, a family member moved in with 4 other people and changed the locks. Longer story shorter :-) and due to James’ good counsel, we were finally able to have a successful ‘Open House’.
James is a true professional, an expert Realtor-Broker, he knows how to price your house- (not too high, not too low).
He was great at working with a Trust … possible foreclosure … eviction options … and I’m certain much more … and even emotional support (I had MANY questions) He has a kind heart & he never ‘loses-his-cool’ :-)
When I was signing paperwork with the Escrow specialist, after I said how much I respected James, he said: “All realtors are NOT created equal, when James says he’ll DO something, he DOES it and usually earlier than expected; he’s a professional, he follows through.”
Yes, he ‘follows through’ … he’s honest, has integrity … he’s a very knowledgeable & stellar Realtor/Broker. I will recommend James Cottrell for anyone needing help with selling their house- land- even a commercial property.

This was a very emotional time for my husband and I. Not just because we were selling our home, but also because we feared that we were going to need to evict the tenant living there. Throughout the various phases of this process James was always there to answer any questions we had. Since my husband and i live out of state, James went above and beyond making many trips out to the property to do a myriad of tasks including finding painters, plumbers and handymen to prep the house for photos and sale. He was always there to help us through each step of the sale, from market research to inspections and paperwork. I feel the most important part of any real estate transaction is Communication. That communication needs to happen between Loan officer and Realtor as well as Realtor to client. I can honestly say that while closing this transaction with James all parties were on the "same page".
